Requirements to build a shed and run it as a salon?

    Hi all so my partner and I have just bought a new home! My partner is a make up artist but wants to be able to bring clients to our home so we decided we will build a big shed and run it as a home salon!

    My question is, what do we need so we can work from the shed legally as such, my partner is self employed on the books so we like to do everything legit! My engineer has said because the salon/shed we are building isn’t bigger than 4x4 meters or 3 meters in height we don’t need planning permission to go ahead and build.

    But do we need something to use it for work?

    For example do we need to apply for planning to work from it?

    She is a freelance make up artist and will continue doing that but she does have clients who would like to call to her too so we want to give her clients both options.

    I am clueless with this stuff so I would really appreciate any help and advice.

    4x4 shed = 16 Sq. M shed.
    For use ancillary to the main dwelling such as hobbies, storage, study etc

    For salon use where members of the public will be coming and going, and because you are running a business....
    • Planning Permission
    • Fire Safety Certificate
    • Disability Access Certificate

    Then rates and water rates for commercial use. Insurance will then be another requirement.
