Social and affordable housing in new developments ?

    Hi,



    Is it correct that a certain %'age (20%?) of all new developments has to be set aside for S&A housing ? If so is there any way of telling (eg from the planning application? ) how the developer has satisfied this requirement, ie if they are actually going to hand over 20% of the new dwellings or if they have instead done something else in lieu ?

    Okay so there is no way of finding out online the details for a particular site.

    From reading the irishstatutebook link it seems that there are a number of options eg

    - transfer land
    - transfer completed houses

    - etc.

    I find the text too confusing to decipher to be honest but I suppose the basic question I am asking is:
    Will 10% of the houses in any new development definitely be allocated for S&A or can a developer 'dodge' this, with the agreement of the Housing Section, eg by providing equivalent land/houses in a different location ?

    I know in the development I'm buying in, the developer has moved the social housing provision to another one. This is in Cork County and their planning system has records of all correspondence available online

    Can’t dodge it anymore through new legislation.

    All of new builds will have 10% social housing.

    All of new builds will have 10% social housing.

    There still is an other option, but now it's at the discretion of the council.

    A Few developments rather than giving the 10% of the new build were buying stock elsewhere and handing those over.

    Hmm, there seems to be some disagreement of where we stand. To be honest I always felt it was unlikely that this would ever be strictly enforced, eg developer is building a row of 10 luxury mansions to sell at 1million a pop, are they really going to hand over one of those mansions for S&A or would some other 'arrangement' be arrived at ?

    He wont have to becase you can build up to 10 houses and apply for a SHEC (Social Housing Exemption Certificate).
