Cost of Planning Drawings

    I'm wondering what is the going rate at the moment for doing a set of planning drawings for domestic extensions/new builds.

    I've been asked to do some drawing work and I don't know what a fair price is. I neither want to sell myself short or charge over the top for it.

    The jobs are purely for planning, not tender drawings, not construction drawings.

    i was charged 1500 for planning drawings pending approval and if we move to the next stage its another 1k i dont know if i was ripped off or not either

    I frequently do planning drawings as part of my day job, but usually tender and construction packs, and not for domestic projects.

    I'm no genius or dab hand at planning, but I'm not a total greenhorn either.

    Cheap for planning.
    Extremely check for construction and sign off stage.

    I've seen guys I'm working with charge 750 for a decent set of planning drawings and I've seen (appalling) drawings done by a guy who was paid 1500 for them. We're talking elevations not matching to plans at all and other glaring errors.

    Seems to be massive variation in prices.

    You pay for what you get.
    You also pay for the experience, knowing what detail to put on the plans. Knowing the subtle differences in specs required by one LA compared to another. Knowing what one LA expect in the newspaper wording compared to the other. And also knowing what you will and will not get planning for.

    That’s the experience you cannot get cheap.

    Yeah I get that, only way to get experience is to start at it though. Maybe I should do some free work first.

    There's no minimum qualification for submitting planning drawings, once one can draw to scale, that's it. It's entirely another matter navigating planning validation, further information requests, refusals cos of inadequate information which is where experience comes into play. If you're doing the drawings, you're submitting the application on behalf of the client and therefore you need to pay close attention to the bureaucracy side of it or else big delays. Any of the guys here in the business can vouch for that.

    If you get someone to just put together the planning drawings you could find it difficult finding someone to sign off on the drawings for building control, mortgage drawdown etc. Not many assigned certifiers willing to sign off on someone else’s drawings

    Not really the case in reality.
    Planning drawings are nothing more than a visual representation of what you want to build. These still need to be converted to construction drawings ready for tender and construction.

    Yeah I get that, only way to get experience is to start at it though. Maybe I should do some free work first.

    Start by surveying your own house. Put together a full application and then maybe get someone to look at it and see how it compares.

    That's cheap, very cheap.
    It would be roughly that for inspection and sign off on a smallish domestic extension here in Dublin from my experience.

    Planning Application would be separate too.
