Rain water in house

    Hi All,

    Mods pleas move if in the wrong place.

    So recently bought a new house, and when we lifted the timber floor in kitchen, followed by the insulation and layer of plastic we noticed it was a bit wet.

    After the last few days of rain the floor is wetter again, so it looks like rain water. Plummer has tested all the pipes and doesn't feel it is anything there. This would look to be right with the wetter floor after rain. We can trace the water to the next room over which is a utility.

    The house is a split level house, built into a hill. So floor level in the utility is about 3/4 feet lower than floor level on the path outside.

    Waiting for my builder to come back so just looking to reassurance:

    -It appears that there could be a seal broken between the path and house.
    - Is this a big job to repair? What is the process?
    - Has anyone else come across it?
    - Worrying anytime I see rain water in a house!

    Any pictures showing the house/hill etc
    is this a new, new house?


    You say the utility is 3 to 4 feet lower than the path
    the next room is over the utility so this next room could be 12 feet lower than path?

    Anyway you may need to dig down outside all the way around to seal the break from the outside
    Have you room for a 3 or 5 tonne Hymac?

    HI thanks for coming back.

    Sorry the next room is the kitchen, and is same level as the utility. The house was built in about 2001.

    No space for a hymac, the path is about 3 foot wide to the neighbors wall, so this could be problematic.

    so was there a survey done before you bought it?
    why did you lift the timber floor?
    is it laminate/timber or floor boards?

    Could it be driving rain under the door saddle: this was the issue in a house I sorted out in Mayo for wet floors

    You can get a smaller Hymac :)

    There was a survey, but the engineer couldn't see much without taking up floors.

    Floors were taken up by plummer who was replacing some waste pipes. They were going to be replaced anyway. Sorry, it's laminate floors. As mentioned underneath that is a layer of insulation, then a layer of plastic, and then the concrete floor itself.

    Sorry have no experience of this kind of thing, so could be well off mark with terminology.
