We’re hoping to build next spring so getting plans in place and applying for planning shortly. Planning on building bungalow 3 bed 1500sq foot and converting to dormer later but now we’re thinking of putting in dormer windows at build stage so Work later is all internal. Anyone have any experience with this? We won’t get mtg to cover full build st this time

Add the dormers and the structure now!
Getting that work done later will cost twice as much plus the damage to the existing house then that you will need to finish.

Have a plan for how you are going to link the ground floor and first floor insulation and air-tightness layers if you dont plan it out now you wont be able to get continuity later.
