Do I require planning

    Hi,

    We have one of those less common houses where the entrance and front door are on the gable end of the house. We are having the attic converted and there are two small Veluxes at the back and then we are left with a big blank gable wall and the builder suggested putting a window in there. Is planning required for this?

    Planning is usually necessary for material alterations to the front of a house. Also it may depend on the distance from boundary for any other alterations - if for example your new window will overlook neighbours etc.
    You should call the planning section of your local authority or get some professional advice. Depending on the size of the window, it might not be as simple as knocking a hole in the wall - you will likely need some sort of structural support too.

    thanks...the window would be across the road facing the front of neighbours house. builder in doing attic is the builder who built the house so i will speak to him regarding structural issues.

    do you think it would be worth submitting an application for declaration of exemption of planning first? i think the below link is the required doc

    Section 5 takes a long time, 8 weeks I think?, maybe get an opinion from a planning consultant? Although this will definitely cost more than a section 5 application.

    Section 5 takes 5 weeks. The builder will be well gone. You also need OS Maps and details and drawings to show where this new window is and distance to boundaries etc

    It would be cheaper to engage a Planning Agent to view the site in question and give you a professional opinion based on the site specifics.

    Can I build a window to the side of my extension?

    Yes, providing the following guidelines are applied;

    · Terraced and Semi-Detached Houses: Windows at ground floor level shall not be less than 1 meter from the boundary they face. Windows at above ground floor level shall not be less than 11m from the boundary they face. The above applies to terraced s/d dwellings.

    · Detached Houses: Where the dwelling is detached and the floor area of above ground floor extension is greater than 12sqm windows shall not be less than 11m from the boundary they face.

    As per the PM, I think your boundary is the gable wall of your house. The window needs to be 11m from your boundary, not the other houses boundary.

    I think that Planning is Required, but a photo would clear that up as Google maps shows your block at foundation level so not much use :)
