    Hi all

    Just wondering how the treatment of picture frames is treated for tax purposes. Rented property got destroyed which i have fixed up. I have bought a number of frames for the wall. Can i offset the full amount against the rental income as oppossed to 12.5% over 8 years?

    I'd contact Revenue directly to ask; it's possible they may fall under the general "maintenance of your property such as cleaning, painting and decorating" category of expenses rather than capital allowances for furnishings.

    A better question would be why you're providing "picture frames" in a rental property at all; surely it'd be easier to just leave the existing hooks/hangers in and let your tenants hang their own artwork on them, if your aim is to discourage the tenant from installing their own hanging hardware? Odds are your frames will just end up in a pile in the press (or in the bin, depending on how responsible your next tenant is).

    They would almost certainly count as a furnishing rather than an expense. Anything that can potentially be moved about would be a capital allowance, generally speaking.

    And yes, they will end up under the stairs until the lease is finished so if I were you I wouldn't bother buying frames, but that's just me.
