extension advice

    Here is a pic of the back of my house. Would love to extend by knocking the back wall to extend the kitchen and adjoining room by maybe 3 metres. Have no idea yet about cost but ball park what would that cost?Assuming we couldn't afford to go the full height but if only from the first floor but that would involve a flat roof, would it? Some people have a total set against a flat roof from experience of leaks but is there any other way? In my dreams, it would be lovely to extend both stories but assuming this would be too expensive.



    Another option is to extend to the side. That would definitely be a flat roof, right cos the roof comes halfway down the side of the house.



    Anyone have experience of similar extensions to this type of house?

    Flat roof would look hideous on there in my opinion.
    Really needs a bit of thought and design to go into it.

    First thing that comes to my head is a full height extension continuing out from the ridge line but keeping the space inside just for the ground floor (double height space) but existing window at first floor would have to be explored of means of escape.

    Your dream extension is gonna cost around 80k builders finish. Wait until Dec/Jan when the builders are quiet and you might get a good deal.
    Smaller version still prob gonna cost 50k.

    Most of my builders have their January bookings already!

    In my opinion for the style of house you have you will have to follow the existing roofline. As said by kceire anything else will look ridiculous. Good luck with whatever you decide.

    It took longer elsewhere. It will possibly never be "booming" again in certain places - although that could be a good thing in some places.

    Pardon my ignorance but if I went single storey with it, what happens to the upstairs room at the back? Would a 2 story extension be astromically expensive? We really love the location but with only 2 rooms upstairs, are getting tight for space since the kids came along. (Pesky kids... :rolleyes: )

    This is a constraint that has to be considered at design stage.
    If it’s a bed room, it will need an alternative means of escape, so you are now looking at a former window or similar on one side of the house to aid this.

    A neighbour has an extension like this. Can only see it from a distance (through a back window!) :o . If I thought we could do something like this to say, extend the kitchen/ add utility and then add a single story room to the side as a playroom/ office, what would one/ other be likely to cost? Outside Dublin. Even an extra room would make a difference if cost is going to be too high for anything more.

    Depends on spec.
    Maybe 70ish for both to basic spec
