Two story extension and renovation to 3 bed semi

    Hi all,

    Wondering if a few of you with experience or knowledge could provide a opinion on the cost of a two story extension and renovation of existing 107 sqm three bed semi in Dublin to builders finish (no kitchen, tiling, painting, landscaping etc).

    Will require:

    1. Demolition of side garage (approximately 13sqm).

    2. Construction of two story gabled hipped roof extension to the side (essentially replacing old garage).

    3. Construction of new single story extension to the rear to replace current flat roof extension (approximately 18sqm).

    4. Bay window extension to front room and covered porch added to front facade.

    Total area added to existing 107 sqm: 41sqm ground floor & 22 sqm first floor.

    No reconfiguration of the existing house layout required.

    New heating system, insulation, windows, external doors needed throughout.

    We are pretty much doing the exact same to our 1970s 4 bed detached (1700sq feet extending to 2000) except for the rear extension, which we had to pull the plug on as it was costing 35k alone.

    All in to a builder's finish including rewire, replumb, fully insulating entire house, reconfiguring downstairs layout and new windows and doors to a builder's finish is going to cost us 150k, according to QS. It was 185k with the extension.

    Adding in furnishing and finishes, we have budgeted 190k and have a 20k contingency.
