House without septic tank/treatment system

    Hi all

    Looking at a property for sale in Wicklow. Country cottage not lived in for over 20 years.

    Structurally sound, windows still intact, roof on etc. Lick of paint and renovate inside and lovely little place.

    However it has no septic tank or waste water treatment system at all. Trying to get to the bottom with the council whether this is a habitable dwelling or a greenfield site but need to submit full pre planning query which needs owners written permission.

    Also won't sell subject to planning.

    Could we buy it, renovate it and put in portable toilet and "Move in" and then submit planning for extension and new treatment system?

    Can you live in a house with a portable toilet or is it regulation that you must have a full treatment system in place?

    You need a waste treatment unit

    You need planning to get one

    You would be breaching the planning laws to renovate a derelict house

    Go to submit the pre planning

    Review the plot size (you need circa half acre or more for waste treatment unit), access to mains water, adjacent properties waste treatment units, etc..

    Also - if the vendor won't sell "subject to planning" that is a massive red flag and should be sounding all sorts of alarm bells in your head.

    Is it an indicator that the vendor knows that there will be issues with a planning application?!
