Extra bit of land

    I’m looking to buy a house in the country. Problem is the back wall of the house is the boundary of another’s persons land so there’s no back garden/yard also same on right side of house. On left side there’s a garage and it’s attached to another neighbor garage. Small front garden with the septic tank in it and parking for one car.

    Now, there’s a large field to right side and back of house. Seems that whoever built house stuck it tight Into corner of site years ago.

    Should I approach owner of field to ask to buy little bit of land to back and side ?

    What’s the procedure ? When I find out who owns the land Do I call into him , write to him call him ? Or do I ask my Sol to do it ? I can imagine if I knock on door and asked to buy couple of yards around house would he run me ?

    Do I put offer on house first ? Do I buy hoping I’ll get an extra bit of land ? And if not live with it ?

    Sounds like the house you want to buy is sub standard. Is there a 1/2 acre of land with it?

    There's no guarantee any land owner is going to sell you some land OP so it's a risky gamble. I'd try and find out who the land owner is and approach them first if possible.

    I remember going to see a lovely cottage in the countryside years ago. It had a decent front garden with a large garage to one side and a bit of space on the other BUT the previous owner had sold the back garden to the local farmer and you stepped out from the living room/bedroom onto a deck and the field ran right up to this. There was basically no back garden as the owner didn't want the hassle of maintaining it apparently. It was a lovely location, a nice house but the lack of a back garden was a deal breaker so we left it.

    If the field is registered which it most likely is, you go to landdirect.ie and find the field. Here you can purchase a copy of the folio for €5. This will give you the name of the registered owner. It should also say if any wayleaves exist which might give you access around the house etc. You'll then have to find them and ask can you purchase a strip. Do some research on how much of the field you'd like to purchase and how much you'd be willing to spend. If the owner of the field is interested make an offer on the house. If he's no intention of selling then start looking at other houses.

    If I were the owner, I'd appreciate a note/letter, stating what I'm after, and then someone dropping into me after I've had a chance to think about it.

    Can you ask the seller of the house - get them involved? Maybe they can do some of the legwork of introducing the topic to their neighbour?

    Well then flush him out - if he wants to sell the house, the least he could do is make the introduction.
    If you do end up buying some land, you should pay him some amount for his time - like 1 or 2%. I would put that carrot in front of him.

    I’m not sure I’d bother with the estate agent and keep it informal at this stage if possible to get an idea of the possibility of it happening. An estate agent would introduce you to the devil if commission was involved. Send him a note or letter as suggested above so he can think about it and follow up with a call.
