40sqm rule - Hot press included as habitable space?

We are planning an exempt extension to the rear of the house. Part of the extension will include a hot press, approx 2m X 1.0m. Is this included as part of the 40 Sqm meters?

Yes it’s part of the 40 Sq. M.

Do you also have 25 Sq. M of a rear garden remaining?
Also, be mindful of window locations facing boundaries.
