    This is the quote we got from a well known construction company.

    It's a 50 year old home. Half of it is being demolished and new extension being added to the back.
    We've been told 60k of that the grounds are costing as there's a hill to remove and a retention wall going in.
    2 sheds to demolish.
    New shed 9M x 9M galvanized roof.
    Aiming for A rating, oil heating and solars.
    4 ensuites in that.
    Price does not include kitchen, utility, wardrobes, showers or grounds(tar or concrete)

    We are shocked by this price and wondering is this today's prices or is it a top end price.

    We are hoping to get in and finished for €300k.
    Any advice welcome.

    It depends. Have you tall oak doors that are a non standard size throughout? Have you specified acoustic instead of standard gypsum boards. Was blue bangor natural slate or some type of stone cladding a condition of planning. A huge amount of minor things that the person doing the drawings could have added that you don’t even know about could have driven the price up a lot. Like the Kingspan Lower Lamba insulation is a hell of a lot more than the standard kingspan PIR which is more expensive again than Kingspan EPS even if it’s all Kingspan insulation. Wait for all the prices to come back and your architect does the Tender Report. Then you can look at what can be value engineered.

    It’s impossible for us to say as if you’ve the type of house specified that has gold taps the price quoted could be a bargain.

    I'd be looking for two more (another in addition to the one you are awaiting).

    Only way you will know if your original quote is reasonable.
