Well if it is not bothering you then let sleeping dogs lie.

If you report him, then he will almost certainly know it is you, but then your long lost cousin in wherever can always report it

It's possibly one of those cases where neighbourly relations are more important ....

How high he's going is probably more important. Will he install a high level window overlooking your back garden?

Is it not a case of he may not require planning.

Aren't you allowed build to a certain size at the rear of a property before planning is required? I'm gonna say 40sqm but could be pulling that out of my hole tbh.

Where did you get the 1m gap to the boundary from?

Surely that's relative to the size of the garden to begin with. No? I mean if you only had 30sqm you can't extend?

Where is the house located is it prone to flooding or holding water?

I'm not sure where the issue is if it doesn't directly affect you. Have you asked the neighbours about it he may well have a party wall agreement in place with them. (unlikely though) might just be a verbal agreement.

Live and let live id generally say in these cases

Unless hes going to operate a a business from this room, it really shouldn't affect the drainage in the area

If it's not bothering you directly I'd leave it. Someone who is directly affected will probably complain, it is a long established tradition in Ireland.

At the end of the he is only going to cause problems for himself should he ever decide to sell.

It may not affect me - Im really asking if anyone can think of something Im not thinking of that will affect me?

Depending on whether it looks like a monstrosity or a beautifully constructed extra room, could it not affect the resale value of your house. It might affect the next door neighbour more though I suppose.

Some ppl take liberties. However, unless this guy directly affects you OR you've been elected sheriff, it's really not your business. That said, if he parks across your driveway, feel free to go give him what for!

Only if there's a window in that wall.

That is, where there is a window there cannot be less than 1m between the window and the boundary wall that it is facing.

If there's no window on that side, there's no minimum gap.

In terms of whether to complain, it's up to you. As others say you might be better off not; he could make some enquiries and by the process of elimination discover that you complained. Then you've got a problem that's more irritating than an ugly extension.

If you are concerned about drainage, then it might be no harm to knock in and just ask. Whoever is doing the work should be able to tell you their plans; they'll have to dig a new rainwater trench on the outside wall and connect it to the existing rainwater drain. If they're moving any toilets or bathroom drains, they will have to relocate the foul water drain and connect to it.

This is worth keeping an eye on. Dodgy builders and DIYers as a shortcut might connect the toilet to the rainwater system or vice-versa. Either will cause trouble for everyone.

Also, you mention he uses a van - what kind of work does he do? Is there any chance he's building a workshop?

Jeez, You're right! I never thought of that! It would certainly explain all the pipe and insulation he dumped out in the garden.

So really, O.P. should be OK so long as he's upwind of the new Meth Lab. Otherwise the ould cat's pi$$ and rotten egg smells might interfere with the efficacy of the Glade plug-ins.

I'd really advise the OP to go out and check if there's a Pollos Hermanos takeaway nearby. If there is, better sell up quick!:mad::eek::eek:
