Roof Sagging

    Hi

    Wondering if anyone has had an issue with roof sagging and the estimated cost to repair? We’re sale agreed and the survey pointed the following

    .“The roof has sagged excessively, possibly due to the inadequate restraint of the roof structure and attic conversion and as this is considered significant additional strengthening is needed.

    The trusses appear poorly braced in areas and therefore more suspectable during high winds. Additional bracing should be introduced.

    The timber around the Velux is insubstantial and needs strengthening/ upgrading.

    You should obtain quotes for strengthening the roof timbers improving support to roof members and increasing the stability to roof members before exchange of contracts.”

    There was an extension / attic conversion built around 15 years ago and was fully signed off an architect. Just looking to know if the above is serious in its current state and looking for an estimated cost to fix?

    Just looking for opinions, thanks!

    You use the word "possibly": is this the exact wording?

    Your lender, if there is one, may have an issue with it as well.

    A bit more than possibly: its crystal clear that there are very serious issues here:

    You have given no indication of the area of roof involved here; you could drop 20k here no problem.

    Are you borrowing for this?
    No lender will lend against this and if you conceal it and they find out they will foreclose on you: simple

    They’ve said it’s on the rear pitch of the main roof. House is c1,900sq.ft

    Yes were borrowing and will be led by the Solicitor on this. I will look to potentially getting a quote for the remediation works and try and work this into the pricing but if the solicitor is worried then it’s a no go! ,

    Fairly disappointing it’s a nice property but I’ll not be buying something that needs a lot of money straight off and buying something for the sake of it.

    Without know the size of the building, the layout of the roof, the roof structure, the location of the house, etc., etc., no-one here can give you any idea of cost other than to say that there's a good chance you are in 5 figure territory.

    Thanks for the input, it’s just confirming what we were thinking about it! Thankfully we’ve learned about this now and not a year down the line!
