PC sums - New house

    I am unable to understand the concept of PC sums and whether it is advisable to use all the PC sums?

    And is this PC sum extra cost that needs to be added on top of selling price of the house?

    PC SUMS:
    • KITCHEN, UTILITY 2,500.00
    • WARDROBES 1,500.00
    • TILING 1,500.00

    Are you buying or building?

    If buying, the idea is that the builder has included these values within the selling price to you, to cover provision of those elements.
    You can make some choices for those elements, as long as they fit within the value outlined. If you want more expensive tiling for example, you have to pay the additional on top.
    Does that make sense?

    Ok it's clear now. I read online that it's better to include all PC sums from builder as you will get mortgage on it and later there is a possibility that you can modify all together. Is this true?

    Yes to both.
    Incidentally, those PC Sum values you listed feel low for what they represent - it is likely you will want to top them up unless you are happy with the very basic the builder will offer

    I would agree, they could be out by a factor of 10, so its important to know what is in the PC sum:
    I don't like them as there is far too much scope for being shafted for extras above the PC sum.
