Building Control when Opting Out

    Hi, I am about to start the work on a new build home.

    I am using the Opting Out of certification, but was wondering if anybody can tell me what exactly, in terms of paperwork, do I would need to provide the building control officer throughout the build to allow him/her sign off for occupation at the end.

    My structural engineer will be signing off on the structure only, what I need to know is what other sign offs will I need to provide BC?

    At commencement you will have to provide building control with a sufficiently detailed set of construction drawings and specifications as well as listing the designer, builder and owner. What counts as "sufficiently detailed" varies between local authorities.

    After commencement if you are opting out of statutory certification there is nothing more to provide to Building Control and no "sign-off" comes from them either.

    (Even if you are opting-in there is never a "sign-off" from building control, it's actually the Assigned Certifier and the Builder that "sign-off" and send a copy of same to Building Control)

    Your engineer is signing off on Part A.
    You need someone else to sign off on Parts B-M.
