Construction Drawings

    Hi there

    We are looking to refigure the ground floor of our house - no extension, just knocking 2 walls, rewiring and insulating.
    We don't feel we need an architect involved for this but we of course need a professional to draw up the plans before get started with a builder.

    Who should we ask to do this? An architectural technologist? An AutoCAD draftsman?

    If so should we contact some Architectural firm and just request their services or would this be a freelance-type role?

    if its just knocking a few walls then you really don't need drawings.
    What you DO need is an engineer to sign off on the structural changes, will most highly need steel beams so this needs to be done properly at time of the build as otherwise you will have trouble selling the house without sign off now.
    This will cost you c 1,000 euro

    Don't forget that some internal walls provide bracing to the external walls as well as vertical support to what's above so you need to be sure you are not removing one of these! The engineer who designs to steel to support what's a I've should be able to tell you.

    Ok that's great! Thanks for your replies.

    So if I got a builders to do the work and an engineer to sign off on any structural changes we shouldn't need drawings?

    Well that's a saving :)

    You need drawings/scope of work to show the builder(s) what to price for ‘like for like’

    Ah ok...that makes sense.

    In that case, is it possible to just ask for drawings to be made by an Architectural technologist at a firm?

    There doesn't seem to be much in the way of freelance architectural technologists/Autocad draftsmen...

    Where are you based, someone close by may be able to help out with detailing.
