Applying for Planning Permission - Forced to Upgrade Septic Tank??

    Hi All,

    I'm thinking of applying for planning to build a garage above the 25msq floor area limit and have heard stories from different people, that as part of the planning process the council came out and inspected the septic tank and found it not to be up to the standard and the person was forced to install a new modern septic tank.

    Has anyone come across this situation before?

    If it's not up to the standard, surely the inspection system can tell you to sort it out anyway, even if PP was not being sought. The only effect of the PP application is to bring you into their focus,, especially if the new development impacts on sewage/ drainage in any way. If it's all working OK, you have nothing to fear. I'd get the tank emptied in advance of a visit to lessen the chance of a false fail..

    It would possibly be a bio cycle if you are replacing a septic tank? More modern version so I believe. We bought a house and just before we completed the sale the previous owners as part of planning issues they had upgraded the septic tank to a bio cycle.

    The way it's been explained to me, there are two things that will trigger re-evaluation of whether the current septic arrangements are adequate

    1. Increase in habitable space in the current planned works.
    2. Increase in habitable space that's happened since the original planning grant.

    ...because more space = more people = more waste.

    If this is just an unserviced garage, then there's no increase in waste outflows, and if there's been no unplanned development, then the original septic tank is still meeting the original requirement.
