Cost to refurbish 3 bed semi d?

    I'm looking to buy a house but priced out of a lot.

    There is a 3 bed semi d for sale in a nice area in the village I'm interested in. It's is 110 square metres. It needs a total refurbishment.

    Has anybody bought and done this or can give some ideas of prices I would expect to pay? Should I get separate quotes or a builder who can do it all? Anything I should be warey of?

    How long is a length of string?

    Knocking internal walls and adding RSJ?
    Extension?
    Plumbing?
    Rewriting?
    Roof?
    Insulation ?


    Or just paint and carpet ?

    Sorry, I should have been more clear. It's more to get the following -

    Walls are placed ok, I might need to knock 2 partition walls but nothing major.
    Extension - no.
    Plumbing - yes
    Rewriting - yes
    Roof - told it's ok but want to get it checked
    Insulation - yes,
    Windows & front door.

    Floors/paint/fire/furniture etc. separate.

    Partition walls may requires steel and engineers design. €5k
    Plumbing throughout €10k
    Rewire €6k
    Insulation throughout €20k
    Windows and front door €15k

    All ball park with pie in the sky estimates
    As we know nothing about your house. Best bet to get a couple of quotes.

    I hope to get 3 quotes but I'm not sure to get individual quotes or all the work together.

    20k for insulation, I was thinking more attic, hopefully won't have to get the walls done.

    Look at the grants available. Warmer home scheme etc
