    Can anyone tell me what are the site line requirements for a road with a 50km speed limit in offaly?

    We were hoping to apply for permission to build on a site but we are worried that there will be site line issues as there is a turn close by. There are hedges on one side that can be cut but on the other there is a house and we can’t exactly knock the sides out of it!

    The red mark is roughly where he entrance would be

    I have an application in with them at the moment in a similar position.... 50km speed but a green field site. I showed 90 m in both directions, cos I had them, but I'm sure it would be possible to argue much shorter sight lines if it was an issue.

    There's a table in the nra road design handbook which shows a sight lines for certain design speeds. You can also "step down" from these distances under certain circumstances.

    Your planning agent should be able to advise you.

    I can't see anything online relating to Offaly in particular but some counties stipulate sight line requirements based on the width of the road.

    For example Kilkenny County Council require the following:
    Regional Road - 145m at 3.0m set back
    Local Road - 90-120m at 2.4m set back

    Tipperary County Council require the following:
    Roads with 100 Kmph Speed Limits - 215m
    Regional Roads - 160 m
    Local Roads Greater than 4.25m wide - 90m
    Local Roads 4.25m or less and all local tertiary roads - 70m

    Thanks. I don’t think we would get 90m. The road is less than 4.25 so maybe 70 would be possible.

    We are meeting with someone next week who has experience with planning. We’re hooing they might know more.

    You may also need to satisfy forward stopping distances judging by the location of your entrance.

    What you can see in front as you drive along the road. Suggest you speak to an engineer.

    Basically if your entrance is on a bend, it needs to be visible from a particular distance as you may be slowing down or stopped on the road waiting to turn into your entrance

    Yes the area across the road is built up and there are houses all along the road.

    I’ve found a 165 page doc on DMURS but I’m useless at finding the relevant info in these things.

    I think I’ll ask all of this to the person meeting us about planning.

    Show the required distance on your site layout map, wouldn’t unnecessary draw this to the planners attention especially if your going to apply anyway. That’s what I did, and I was a little short of the requirements
