Steps after buying Land / setting out boundary

    Hi
    I bought a piece of land from Coillte over a year ago (along the road, 1 acre, we intend to build there in the future hopefully). Sale has gone through and solicitor has said we now own the land. That was back in Nov 17. 
    We are living abroad at the moment and will be home in September for a few weeks so I was going to put a fence up. 
    When we signed the contract there was a 1:2500 transfer map attached that had the boundary of the land marked with red outline by Coillte engineer. When I visit the land direct website the folio has been mapped and I can see the boundaries like on the transfer map.
    My questions are, can I take the transfer map and scale from it to set out the boundary? Or should I buy the map for 40e from land direct? Is it OK for me to set out the boundary or should I be asking someone from Coillte to check what I have set out so they are happy with it?

    I'd buy the land direct map to be safe. There is no guarantee that the copy you have of the land transfer map is a scale copy. The same is important for the land direct map - if you buy a pdf it needs to be printed at exactly the right scale - if you don't know how to do this correctly (most don't) you could end up in a very messy situation.

    Nothing to stop you setting it out yourself if you are competent. The other option is employ and engineer or land surveyor to set it out for you. They would probably have access to better equipment than you for the job although if it is heavily wooded the old fashioned tape measure might still be the tool of choice.

    Get a surveyor you’ll want road surveyed for forest license and roadway. Did you approach the planners about your chances of building ?

    Thanks for the replies. 
    Yeah I will get the land direct map. The land doesn't have trees on it at the moment but is very overgrown with briars/shrubs. The site is fairly square to the road so might just go with the tape. I am civil engineer so try to set out, though its the knowledge of regulations and who signs off from adjoining owners that i'm not sure of. Should they be informed?

    What is forest license and roadway? Is this something applicable to me if I only intend to use the land for dwelling? We haven't approached planners. I took some advice from a person who has lodged many applications in the locality but didn't directly go to planners. He though we would have very good chance. Nothing is a dead cert but we wouldn't be too badly off it it didn't work out.
