SuDS / no SuDS DCC

    Hi,
    i'll be soon submitting planning application for removal and rebuild of single storey extension to back of house.
    Architect is insisting we need a soakaway in the garden.
    But from talking to bunch of neighbours in the vicinity that had similar back/side extensions build in last 3-4 years, NONE of them had a planning condition to do so, and none of their architects/ engineers stipulated the need for soakaway and hence, none had it done.

    The grant notices of those applications have this "generic" drainage condition:
    The following requirements of the Drainage Division shall be complied with: The developer shall comply with the Greater Dublin Regional Code of Practice for Drainage Works Version 6.0 (available from www.dublincity.ie Forms and Downloads).
    The development is to be drained on a completely separate system with separate connections to the public foul and surface water systems.
    All private drain fittings such as, downpipes, gullies, manholes, Armstrong Junctions, etc. Are to be located within the final site boundary.
    Private drains should not pass through property they do not serve. Reason: To ensure an adequate standard of development.

    I did find one or two PP for 2 storey extension that have the following line added.
    The development shall incorporate Sustainable Drainage Systems in the management of stormwater.

    Does this mean , unless explicitly stated in the planning conditions, there is no need to have a soakaway/SuDS in the garden?

    I'm confused to say the least.

    Don't know if i'd be putting a soakaway in but even small things like rainwater harvesting with a limited over flow might meet your suds requirements.

    Thanks for the alternative suggestion, any thoughts on cost of rain water harvesting vs soakaway?

    But its the principle of the requirement for SuDS what i'm struggling with atm.
    Why do only very few reports from drainage division contain this as an excplicit condition? IF its a must, then surely either all pp should have it listed or none..

    I've heard somewhere, that existing structures can continue to be drained as is.. and that any SuDS requirement would only apply to new developments... is that true?

    I'm replacing a structure with 15sqm roof with a new structure with 30 sqm roof and don't see the point in digging big hole in the middle of the garden.
