New Built House Documentation on completion

    I am not sure if the house is "opts in" or "opts out". It was completed 4 years next month.

    Who should issue the 'Opinion on Compliance with Building Regulations" and "Opinion on Completion with Planning Permission". When should they issue them? My architect took full charge of everything from the outset - design, planning, builder's tenders, P.C.s. liasied with builder's etc as I was paying him as project manager.

    I got a cert each time monies were requested from the builder's Q.S. However, I have not got the Final (last) one. Neither have I got any other docs e.g. Electrician' s Reci Cert, the 2 Certs mentioned in the above paragraph. Should I have got any others? (I am informed that I should have got the original permission and copy of the commencement notice).

    Thanks for any help as I don't know what I should do.
