Leaking roof - Should surveyor of spotted it

    Hi all. New to boards and looking for some insight. I recently bought a house (last 2 months). All checks done and had building surveyor give it the all clear.

    A major issue can up in the last few days with the heavy rain and thunder storms. A leak has appeared. It was nearly running down from the light bulb. It's a bungalow house, with roof tiles.

    My question is should a leak or tile damage of this extent have been spotted by the surveyor?

    My question is should a leak or tile damage of this extent have been spotted by the surveyor?

    The heavy cloudbursts in the past week would have allowed water in through a small crack in a tile that might not be at all visible to the surveyor. That said, if the roof generally is in poor condition I would have expected a surveyor to spot that.. Also, if the survey was done before the heavy snow earlier in the year, the tile might not have been cracked then. Take a look at the roof around the area above the room where the light fitting is and see if you can spot the source of the leak.

    I will have a look at the tiles to see what kind of damage is there. Survey was done well after the snow. Thanks for your reply.
