Changing plans, Fingal area.

    Hi all.

    I got plans made up 2 years ago for a site in Rush co Dublin. It was for a massive Dormer house, it's lovely, but in reality I am never going to be able to afford to build something like that on my own (wouldn't get a big enough mortgage for it).
    So I'm thinking, can I change the plans to a bungalow instead? Would Fingal CoCo be difficult about reducing the size?

    There are 3 Dormers beside my site that all look similar but there are hundreds of bungalows in the area so I don't see why it would be a problem, but it is Fingal CoCo who can be very difficult at times with planning in the area.

    Would I be reapplying for planning or would it just be updating the plans?

    It would vastly up the chances of me building my own home.

    Speak to a local arch - they can approach the planners and see which route would be favored.
