Getting land re-zoned

    I'd love to hear about the experiences of people who have applied for planning permission on agricultural land and been either accepted or rejected. If rejected, what were the reasons given? Helpful, on-topic replies sincerely appreciated. Thanks.

    The boom is back!!

    You need to understand the difference between "un-zoned" land and land that is "zoned." You describe re-zoning in your thread title but from reading your thread I suspect you mean agricultural land that has never been zoned because it is not within a town boundary / local area plan.

    On a very broad overview if it's "just outside" town you will have difficulty because you are creating urban sprawl. If it's "way outside" town you will have difficulty because there would not be sufficient services for having a housing estate in the middle of nowhere.

    Based on this and your other thread I don't think you understand or know anywhere near enough about planning rules and regulations to be thinking of undertaking what you suggest. You need to either do a LOT of reading up first or get and pay for professional advice about how you spend your money.


    But to start you off - the first question you should always ask yourself is why hasn't the current owner of the land already done what you are suggesting.



    P.S. - Where to get started:

    1. Download and read the Development Plan for the county/city in question.
    2. Go to the Planning website of the county in question and read all the planning permissions within a mile of your proposed site for the last 10-15 years.

    When you've done each of the above you will have a better understanding of what might and might not be possible and then you will be able to have an informed discussion with your professional team about the process.
