Eir website says I can get fibre but house not on the rollout map

I'm looking at buying a property at the moment and have been assessing the broadband connectivity. The current owner gave me the landline number and the eir website and fibre rollout website both state that a fibre connection of 40Mb is available at the premises.

I checked with the owner and he told me that in a speed test he was getting 2Mb down and 0.5Mb up. I then went to check the fibre map itself and the house is not tagged on it.

I'm very confused now as to what the reality is here. I know if I ring eir they'll just tell me that I can get 40. Is there anything I can do myself to check or verify this?

Probably on a  ADSL package at the moment you might achieve speeds up to 40mb on VDSL try the number here

Thanks! I just checked that and it doesn't give me any speeds etc. just offers me 2 fibre broadband packages to choose from, Fibre Unlimited and Fibre Home both advertised for speeds up to 100Mbps

I just had a live chat session there with eir too and they told me that speeds of 3Mbps are at the property now. I wonder is that just because the current owner might be on a DSL line and hasn't upgraded? This thing with companies advertising 'up to X' speeds is very misleading if it's the case that the max speed is technically 40Mbps but really is only 3!

The markers on the map are for FTTH (150,300,1000Mb). You're eligible for VDSL from a cabinet probably 800m ish away.

The current owner could upgrade to VDSL today too but would renew his contract which he is unlikely to do while selling.

If you'd like more detail PM me the landline number and I'll send you the prequalification information.
