    Planning on buying a 1980s bungalow that needs updating. It already has an extension and we only plan on topping up mortgage by 40k to refurb. Needs a partial new layout for open plan space and a new bathroom, possibly an added ensuite. So do we need an architect or should we just go directly to a builder or interior designer?
    Anyone have similar experience?

    Open plan space may require a steel beam so engineer required, see other posts on here about the right way to do this.

    Staring point should be an enemy survey, maybe even air tightness tis, so as to minimise heat loss to the minimum

    “I can’t pay my staff or mortgage with instagram likes”.
