I am hoping somebody might be able to help/advise me, I really don't know where to start in getting this sorted. Any thoughts welcome! We live in Meath and some years ago did a substantial extension to the house with normal planning permission granted. Shortly afterward, we needed an extra room for my husbands work so bought a log cabin (4 x 4m) but didn't investigate planning at the time (just went ahead with constructing it). We still have plenty of garden space along with log cabin and previous extension. However, now we are pondering selling and I am completely unsure what to do about lack of planning permission for the log cabin. Has anyone ever had this experience or could offer advice? Honestly, I just don't know where to start. Thanks!

The log cabin is a glorified Garden Shed, so check the exemptions for garden sheds and if you comply with those, then you should be fine.

No, we don't have any other sheds in garden ... would this help our case? The log cabin has glass windows & Glass entrance door, so it doesnt look like a 'classic' shed. Thanks so much for your reply...so much appreciated!

If its under 25sq m internal floor area then you should be OK.
An bord pleanala has made determinations as to this effect in the past.

Thanks sydthebeat, that would be perfect. Do you think this is the case even though we've done a large extension so have used our planning 'quota' so to speak? Thanks again!

Extension is separate to the garden shed exemptions.
Did you read up on them as per my first post?
Have you got 25 Sq. M of garden space remaining now?

You will also need someone on the ground to certify that it’s exempt and no amount of posts on boards.ie will give you that certainty.

I did indeed read up on that, thanks. I will have to look into getting somebody to check it out. Thanks again
