Entering a games room from the Garage through a fold down stairs

    Hi Guys,
    I know there is lots of fire regulations for an internal garage(Fire doors to the house..etc). so if you have a games room above with no other exits, (Well apart from 2 Velux windows out onto a 25 degree roof)
    Can you access that room by a Stira stairs only? It would probably have to have a firewall on it(They can come with that option)

    yeah of course you can, no problem

    its a glorified attic storage space which wouldnt be considered "habitable".

    25 deg roof though?? you'll be hitting your head a lot ;)

    Thanks Syd, you're right about the low angle, only half the room will have a standing area ;p
    A couch will slide in under the lower area facing a big games TV/ Cinema ;p

    I was just looking at the homebond manual and it looks like this is also considered an 'Inner room' (Room entered from another room) which means you need to provide an escape :( and it says the "escape window in an attic room" should be a maximum of 1.1M in height :(

    This is a load of balls, as I was planning on having higher Velux's....THere's a lot of "Should" mentioned in the Homebond(Is this recomendations), I would think this stuff is black and white....WOuld the house break Fire regulation if I left it with the higher Velux's?

    Ignore homebond and look at the actual regulations.
    Google the Technical Guidance Documents.

    My own pinion based on some experience in this area is hat the garage is outside the full remit of the building regulations and this room is not considered habitable so need not comply with the means of escape requirements.

    It would be prudent to put some safety measures in there though for your own piece of mind n

    Yeah, like a ladder in the room, so they can climb out the higher skylight :) (They'll have to be full opening so and not just the middle turning ones)

    Fairplay lads!!! I'll pull out the Part B regulations tonight, I need to sleep, and they should do the trick

    Interlinked smoke detection.
    Too hung roof window.
    Roof ladder if required.

    The big problem here is if a fire starts in the garage portion while people are up in this games room.

    Agreed, interlinked fire detection is a must with a sounder in the garage.
