    i am trying to trace the current owner of a house thats not been rented at the moment. it has an issue with trees growing out of control into my yard.

    i have the folio but its hard to understand.

    anyone here can help

    It should state a few pages in that so and so is full owner, and it will give their address. Previous owners will be listed but crossed out.

    If there are branches overhanging your garden your within your rights to cut them even if the trees are in your neighbours property.

    If you cut them just be sure to return the cuttings to their garden as they own them.

    It says the last owner is cancelled but not crossed out. A bank is listed as having a charge on it.

    the 3 above have lines through them with cancelled
    owner 4 has the following lines
    cancelled code date
    4 date name address with no lines through it
    code

    in section 4

    2 charges with cancelled and lines through them

    4 has charge for present and future advances repayable with interest
    Bank name is owner of this charge .
    Certificate of charge issued rule 156

    Owner 4 is the owner and the bank has a charge on the property due to the mortgage outstanding.

    if he is behind on his mortgage hardly likely to pay to cut down the trees.

    Cut the branches, cut the roots. Toss everything back in the yard, preferably all over the yard; sure someone would notice that :P

    These trees are massive. I barely get the bottom few branches off.

    I don’t think he is necessarily behind on his mortgage. It is standard that the bank has a charge on the property until the mortgage is paid down.

    If it was me I’d just cut the trees back and be done with it unless there is big expense involved?
