Cracks Something to worry about?

    Hi All,

    I've seen an awful lot of cracks appear in the house, built about 18 months ago. I'm wondering are there normal settling cracks or something i should get looked at by a professional?

    Employ a structural engineer.

    Definitely something to monitor and measure.

    There are plenty of surmisings that I could throw in there, but a site specific inspection is definitely required by a structural engineer

    Thanks, Should i get an inspection done next week, next month or next year? Just trying to find out how much of priority it should be

    This week. You need a base to measure if the cracks are moving, getting worse or just seasonal.

    If you wait till next year then that will be the new base point.

    Thanks guys, just wondering what the price range should be? I've gotten some quotes in the 1200e range that seems a lot.

    get at least 3 quotes, that should give you an idea of what the market rate is.

    What service are you asking them to quote OP?

    Is it to come out for a look at the cracks and give an oral opinion on whether further investigation is reqd.?
    Or is it to monitor and report on them over a period of time combined with a detailed structural investigation +/- opening up works?

    1200 is a lot for the first option but probably too little for the second so it may fall in between!

    I asked for the first option and in the quote they mentioned visual inspection

    1200 sounds high IMO. I would have thought around 5-600 for a visual inspection & typed report.

    These look like settlement cracks. It would be typicalof a new build.

    I don't like to surmise stuff like this, but they don't look like settlement cracks to my eye on first view

    The look like being caused by roof spread.

    Are the cracks confined to the front and rear walls, or on the gables also. Is the house timber frame or concrete block

    The cracks are more on the side walls of the house. The house is concrete house

    IMG_0960.JPG & IMG952.JPG - is on the top floor around the roof. (i.e there's no attic in the house)
    IMG_959 - is on the top floor near the roof where some of the top layer of plaster has fallen away
    IMG_950 & IMG 949- is on the ground floor of the house in the kitchen near the patio door
