Planning permission to replace septic tank

    Hi. Can anyone advise if I need p.p. To replace old septic tank and percolation area with more modern waste water treatment system.

    I spoke to a vendor yesterday who said not to bother as it’s another layer of expenses and once the new system is certified then it will be fine.

    I’ll be selling house in next year or two so don’t want any legal issues if I don’t get p.p. Also does anyone know roughly how long the p.p. Takes.

    Planning takes a mimum of 5 - 6 weeks provided your application is correct contains all the necessary information. If your planning to sell and think its exempt you can apply to the council for confirmation.

    Edit think about looking at a new vendor if you told them you planed to sell.

    Thanks for the replies. I was a bit surprised by their comment also to be honest. Suppose some will say anything for a quick sale

    I presume the next step is a percolation test and get the specs of new system. Then send in both with the p.p. Application? Good to hear it’s relatively quick.

    Also do either of you know about the issues when selling house and getting systems certified

    Vendor also said that unless the current septic tank (25 years old) has a cert it would not comply wit current regulations. Again might just take this with a pinch of sat. But also don’t want any issues to hold up a sale in future

    The percolation doesn’t work wel in this wet weather. Leaves wet patches in the garden etc higher than usual water table. Figure it’s best to sort the problem before selling. Don’t want to be putting potential buyers off.
