Assess drainage of land

    How can you tell if land has ok drainage if you see it in dry weather?

    Viewed a house with a nice looking big garden. Seemed good but it was dry. I know most of the grassy areas nearby get very swampy when at all wet.

    If you have a surveyor look at the house, will they be able to tell?

    Dig a hole, fill it with water, see how long it takes to drain.

    Difficult to get away with until you're at least sale agreed.

    If there's any kind of slope the drainage can be fixed, and usually even if not.

    Wouldn't be a major factor in a buying decision for this reason.

    Aspect, light, views and shelter more important.
