Public sewer and manhole in back garden

    Hello, 

    I am at the sale agree stage on buying a house, but have just found out there is a manhole and public sewer in the back garden. The manhole and sewer are shown as public on the Irish Water map with the following details: 225mm Concrete, Sewer Gravity Mains. The house is the last in a role of eight houses and just beside a lane way that the public sewer runs along.  

    We are buying the house with the intention of extending. But the manhole and sewer are just beside the house in the area where we intend to extend. 

    Is it possible to find out if we will be permitted to extend the house, before we sign contracts and fully commit to buying? Is this something Irish Water can advise us on?

    Cant help you, but think I might be in the same boat, have you a link to where you got those maps from?

    You need to go to your solicitor and find out if there is access allowed to it, If it's blocked or needed maintenance someone might have permission to access it. 
    I doubt very much you can block access to it by building over it. You may not be allowed build close to it either so could scupper your extension plans.

    Sure. I contacted Dun Laoghaire Rathdown CC and then emailed me a drainage map of the area. They were very helpful.

    We advise that you contact the Planning Department in Dun Laoghaire Rathdown County Council in order to ensure that planning permission can be granted in order to complete this extension. The Planning Department will consult with our local Water and Wastewater Departments during this process to query if the public wastewater assets can be moved in order to accommodate this extension.

    Is there someone in Irish Water I can contact to discuss this. Dun Laoghaire Rathdown have informed my that as the pipe and manhole cover are private I can move them or build over them, provided I have permission for the work from the relevant water authority and I think that is Irish Water. Can you advise me on this?

    I have the same issue. I am in the process of purchasing a house but only realised it has the manhole for a few houses in the backgarden. I want to extend in the future. Can you let me know as it will determine if I buy the house or not.

    Thanks for getting in touch.

    As Irish Water are only responsible for the mains sewers on the public road, you will need to apply for planning permission to carry out works on the private sewer pipes in your garden. Further information on pipe responsibility can be found here.
