Transferring land no will.

    My dad died in January and left no will. He was the owner of a small holding of farmland, approx 30 acres. The plan is to try get it transferred into my mams name, who was my fathers next of kin, land and entitlements.

    My question is this. How much if any of this process can we complete ourselves, before involving a solicitor which im sure we will have to do eventually.

    From a basic Google search on the subject I have seen terms such as ...auctioneers valuation, probate, letters of administration, land registry folio etc.

    Im basically trying to keep costs as low as possible on my mum as she has limited means and would appreciate any applicable advice. Thanks for reading and in advance for any potential advice.

    If there is no will and the land is in his name you will have to administer the estate

    Get a solicitor

    It will be much much much more expensive to fix your attempts to DIY than to do it properly the first time.

    You can google the Probate Office and the Property Registration Authority. Although you have not yet requested legal advice, you should be aware that legal advice is not allowed in this forum. You might bear that in mind please.

    Thank you for your reply, I was not aware legal advice was not allowed.
    Is a list of what we can do ourselves before inevitably involving a solicitor legal advice? If so I won't ask again.

    No, that isn't legal advice, in my opinion.

    If you were to start asking how to carry out the various actions as opposed to a list of actions, then that might be legal advice, depending on the questions asked.

    I'm all for people doing some legal work themselves but where land is concerned you shouldn't go DIY. Seriously with all the exemptions available for family regarding agricultural relief you really need a professional to sort this out for you. And please at the same time get your mother to make a will too.
