Cracks in new builds, is this normal ?

    Hi,

    I've noticed this in a number of new-builds now, specifically I see it in new-builds that have been complete but vacant for a number of months before I viewed them. See the photos in :

    Basically at every joint between two surfaces there are cracks in the paintwork. Is this normal, the first time I saw it the EA said that it was because it was the show-house and they had turned on the central heating before everything had set which sounded plausible. They said it would be put right for the purchaser.
    Having seen it in a number of houses now I'm beginning to wonder if it is actually a sign of bad workmanship?
    So, a couple of questions:
    - Is this normal and would you add it to the snag list to be fixed, you'd basically be saying to repaint/grout every joint in the house, would this much work normally be accepted as part of a snag list ?
    - What about people who buy immediately, as far as I can see these cracks only become apparent after a number of months.

    Heat cold transitions.
    Settlement.
    Mostly normal from my experience. Always budget to repaint a new build or extension 2 years later or less.

    Completely normal.
    Build it, the weight makes the ground move a little bit.
    Turn the heating on and everything dries out a little bit.
    Everywhere there’s a transition in materials you get a tiny crack.

    Okay, so it is nothing to worry about, which I was thinking was probably the case given that I have seen it like 5 or 6 times now. There is still the question of putting it right though, will this be accepted on a snag list as something that should be put right by the vendor ?

    No snag would be pointless as it's too soon. It will just re-occur. Need to give it about a year (im not an expert just my opinion)

    On a brand new build yes it’s definately a snag item.

    Cracks are normal in a new build as others have said. Drying out, junctions of different materials etc. Most definitely a snag item once it has cracked & been repaired it may still crack at a future date but then IMO it would be down to the purchaser to sort out - unless obviously it was down a more serious issue as in movement of foundations etc. I would pick up more on the bad paintwork on the 1st picture!
