Fixups before selling

    I am likely to put my house up for sale in next 3-4 months. There are a few wear and tear items to be done eg replace timber floor in living room and painting inside and out. I have a great attic space velux in roof and stira stairs, but it still is just an attic. Wondering would it be worth investing in putting down proper floor and making it more like a room. Im not up to doing a full attic conversion, just somewhere I could see putting good storage and maybe at a push a desk. What kinda cost would I be looking at and would it increase the value of the house

    Top money-saving tip from the estate agent I used: don't paint the back of the doors. People never look at the back of the doors.

    I would not invest anything more than a few hundred euros to spruce things up.

    Don't do the wear and tear items would be my advice. The purchaser will have their own ideas about these.

    If you are planning to sell in a few months, ask an estate agent now what he thinks will be worth doing to increase the value or otherwise show the house to its best advantage.

    Your time will be far better spend de-cluttering the house and tidying up the garden imo. A new owner is likely to have their own ideas on what flooring they want so better off to leave yours as it is (if it's badly stained, a rug might help the look?).

    You're unlikely to see any money back in the final price as almost all prospective buyers will be planning to put their own stamp on the property. Those who want a "hang your coat up" house are more likely to be looking at the new builds.
