Residential Log Cabins

    Hi just looking for some advice with regards to residential log cabins. My husband and I moved back from the States in 2016 so since we have not been in the country for a while we are finding it hard to get a mortgage as we do not have sufficient credit history here, especially my husband as he is American. We are renting at the moment but would love to get a wee place of our own, especially since our baby is due in July!

    I recently came across a company that install log cabins, they seem to provide a full service including electricity and plumbing for around €50,000 for a decent sized cabin, so we are hoping that I could take out a personal loan for that amount from my local credit union. My parents have a very large back garden so we thinking of installing the cabin there as it could be hooked up to the existing water and electricity lines from my parents house.

    My main concern is getting planning permission for the cabin, as I have heard that councils can be a bit pedantic about them. Has anyone been able to get planning permission for one, and if so was it very hard to get?

    Any help anyone could give me on this would be fantastic! We just want to try and get a place of our own for a few years until we can build up some banking history here and apply for a mortgage again, so this would be just a temporary solution but we are hoping it could work out!

    1. You will not get planning permission to build a second dwelling the garden of another one in almost any part of the country.

    2. This building will almost certainly not comply with the building regulations (regardless of what the manufacturer says) and hence will be illegal to live in! And regardless of the legalities I wouldn't bring a baby into a house that had fire safety or safe access issues.

    Sorry to be the bearer of bad news - this query has been done to death on this forum before. Have a search through and you'll get some more background. Basically if houses could be built correctly for €50k builders would already be doing so and selling them for €60-€70.

    Thanks for the reply, I kinda figured it was too good to be true but was holding out hope that it might just work, as I know some people who have put a mobile home in their parents back garden so was hoping it might fall under the same idea. I guess we will just have to go back to the drawing board and keep trying with the banks!

    Mobile homes in the back garden have all the same problems/errors and the people doing it would be breaking all the same rules as the log cabin shed you were asking about.

    Could I ask what company were you hoping to use ? Really interested as they are offering plumbing and electric. Thank you.

    HI OP,
    I live in a 10yo, 1 bedroomed cabin with my fiance in her sisters backyard. We are the second tenents in it. They, I imagine are better than a mobile home but they are not with out flaws.
    Ventilation.......... we have a humidifier going 16 hours a day in the winter taking out 2 liters a day.
    Heating ............. The bathroom is freezing in the winter. We have to have pellet stove (would rather a small stanley).
    SPACE!!!! ........... Its cramped for the two of us. Its like living in a submarine. She likes clothes and I like books.

    I reckon in a year we will have a council house. It wont be before time.
