Contracts and Conveyancing

    Hi,

    We have just started the purchase of a property and to make things a little easy for us, we went ahead with the recommended solicitor (by the builder).

    The contracts have just arrived yesterday and I collected the contract from solicitor and on reading last night, we had a couple of questions such -
    - Completion Date (This was left wide open in the contract - 2 years). We were aware that house is nearly done.
    - House Drawing for Floor Plans, Garden size, etc.
    - Query on fittings and furnishing being provided.
    - Minor requests such as access to house before completion so that we can take accurate measurement.

    This morning the response for solicitor was -

    Completion Date.
    This is a standard clause and will not be amended by the builder.

    Drawings.
    The builder will not share such drawings. The only mention in the contract in this regard would be the house type but no measurements are given. They can be had on the planning file with the Planning Authority if required.

    Fittings/Finishes.
    Again the contract doesn’t go into this detail

    Changes.
    I understand that the builder will not agree to any extras or variations

    We felt a bit snubbed and were not sure if these were right.
    Can any one say, if the queries raised by us were OK ? Do we not get floor plans, sizes, etc.

    If we are not happy with the solicitor, can we change ? Will there be a cost.
    The only work done so far is receiving the contract.

    Any suggestions, ideas ??
