What are my rights/obligations as tenant?

I'm currently sharing an apartment with a girl. I moved into the apartment at the beginning of October 2017. I never signed any lease, as my roommate, Ciara, told me she would take care of that. I gave Ciara a €400 deposit (one month's rent) when I moved in, assuming that she would pass this on to the Real Estate Management company to whom I have been paying my rent every month.

All has been well up until the last few weeks. Ciara and I had a dispute about a bill and our relationship has now turned sour. During this dispute, Ciara told me that I was subletting from her, and that she has the right to evict me if she so chooses. This was the first I heard of this, up until this conversation I had believed that Ciara and I were equal tenants in the apartment.

I have decided to move out next month, and am unsure as to what steps I must take. I called the Real Estate Management company today to ask how much notice I must give them, and how I get my deposit back. They told me that I don't need to give them any notice, and that I am free to move out in the morning if I choose. They also told me that the deposit is between my roommate and I, and nothing to do with them. They confirmed that I am in fact subletting from Ciara.

I want to know if I'm obliged to give Ciara any notice before leaving. Obviously I won't just up and leave, and intend to give her three or four weeks notice before I go, but I'm unsure if I need to give her the 35 days that I have read about on the RTB website.

Your a licensee not a tenant. You can give her 10 mins notice if you wish, as can she give you. A week would be reasonable on either part, good luck getting the deposit back off her though... That may need a trip to the small claims court if she wants to be awkward

Licensees have to be given 'reasonable' notice. There's no reciprocal requirement AFAIK.
