BCMS query

    Hi All, We have been granted planning permission for an extension and we're getting mixed information on bcms.
    Can anyone shed light on if we can build without involving the bcms as we're not getting a mortgage. Our extension is greater than 40m2. Thanks in advance!

    No. Who is giving you the conflicting advice?
    Your mortgage is irrelevant or any funding for that matter.

    You need to lodge a Commencement Notice and the only way to do this is through the BCMS.

    Also, as it’s over 40 Sq. M in size you need to appoint and Assigned Certifer or opt out of the statutory certification process. You still. We’d a CN through BCMS for either option.

    you definitely need a BCMS application.

    you need to either opt in or opt out, and you need to get the relevant "building control" drawings, specifications and calculations carried out before submitting the CN

    I know this is an older thread but I wanted to get a mental picture of the process.

    Even with the Opt-out for a simple house bungalow what are the relevant "building control" drawings, specifications and calculations carried out before submitting the CN

    not being evasive, but it depends on the local authority to be honest.


    some will insist on proper working drawings. Some will insist on Part L reports being submitted at commencement notice stage. Some wont.

    Would it be possible for a layman to produce these documents. I would be able to do all the drawings for planning permission and even the working drawings to build the house, but after that I would not be familiar with what is needed to be done.

    Will those Part L report have to be done at some stage regardless or would it just be a Ber cert?

    Can’t do a BER for a new build without a Part L report.

    You need a Part L preliminary design to demonstrate compliance before you build.
