Planning permission

    Hi, am looking to build a house and have come across a property on a 1 acre site in an ideal location for both of us. Problem is we’re not from the area and we’d like to knock the existing house and build a new house back from the road, current house on site is right up against the road. Would the house build be subject to the same planning restrictions as if it were a green field site??

    Suggest you get original planning docs and find out why it was built on the road.

    I know of one village that requires it for historical reasons.

    Yes possible.
    Get a local agent to check the planning status on the site and see if local needs apply.

    They are called pre-planning meetings.
    By, if you don’t own the site, then technically you need written permission from the land owner to discuss possible development for each site.

    This will get tiresome for you, your agent and I suspect thenplanner will stop meeting you if you have many sites under consideration.
