How to go about getting an idea of refurb & extension before buying a house

    Hi,

    We're interested in a house which is in need of complete refurbishment including roof and we would be putting an extension in as well. This would probably involve removing the existing 2 story extension and putting another in, but no idea of what they would look like or how big it would be yet.

    We haven't yet put an offer in as we're unsure of how much in total it is going to cost to put right.

    I contacted a company that was recommended to us and they quoted €750 to inspect and provide a report.

    Does this sound like the going rate for such an inspection? It seems high when you consider that it won't be legally binding and they will be limited to what they can inspect because we don't own the house.

    It's also a lot of money to be spending on something we could well walk away from. At the same time it would be stupid not to have an idea of total costs before going ahead with it.

    Any tips on how to approach this would be really appreciated.

    Is it detached, semi d or mid terrace?

    Is new extension replacing like for like? Or single story and bigger ground floor sqm?

    Do you want builders finish or turn key with open plan living area and wide sliding doors?

    There are so many variables so impossible really.

    Thanks for the reply. It's a semi-d, probably knocking 2 story extension and building out a bit further.

    Would be looking for turnkey as well.

    Obviously the design and finish will play a big part in the cost. We're just wondering how to go about getting an idea of costs before we bid.

    Like would 200k be enough for a nice extension and total refurb in a house including roof, wiring, plumbing, insulation?

    Without going into detail/ finish etc plan on 50 to 80 k for a large rear single story ext and same again for the refurb.

    200k if managed well should cover everything on your wish list.
