Building Extension in rear of house

    Hi fellows,

    I am thinking to get contractor build me a second bathroom as an extension in rear of my house. Total area of floor to be 7*10 square foot equivalent 3*3 square meters. I checked online on citizen info it says anything within 40 square meters range subject to not exceeding height of house doesn't require planning permission from council. Can anyone confirm if that's true or I still need permission before spending 10K EUR approx for this project?

    Get somebody on the ground to advise. There are other conditions such as other extensions etc

    I have got quotations from different contractors and all of the view no permission required with subject to building under 40 sqr meters of rear land/floor.

    There are a few other factors but unlikely to affect you. Your correct about the 40sqm limit but you must also allow for 25sqm left over garden space. Other than that there are restrictions about minimum distance to boundaries for windows.

    You must be correct. If I cover 40 square meter then there would still be more than 30 square meter space left. However I would cover only 6-10 square meter in total not more than that.

    Sound alike you should be exempt but please for your own protection, don’t let the builder guide you totally on this. Most are fine but some will tell you anything to get in and get the job done and get paid.

    And remember, if the builder lies and then down the line, you cannot chase the builder for anything as you are responsible as the home owner.

    Also, when you go to sell you will need a certificate of exemption from planning and a certificate of compliance with building regulations. Best to get these by somebody who is actually looking at the works in progress.

    Architect, engineer or surveyor. Some technicians and technologists also have the required PI insurance so shop around depending on where you are located.
