    Morning all,

Just a quick one, bank has given me an indication as to how much I can borrow but still waiting for final approval. Mortgage specialist seems pretty positive, can I place an offer based on his indication?

You can do whatever you want. Estate agent may or may not even ask for mortgage approval.

They want more bidders, they'll even take bidders that aren't approved in order to drive up other bidders and ultimately sell property on their books.
