    can any body tell me or have and idea how long the hap payment takes to come through to a landlord, presently i am waiting since September 2017 and have had no correspondence from them to date.

    You should have it by now. Our tenant moved in end of June & 1st payment was received by September.

    How do I square the fact that my lease states rent should be paid in advance but HAP payment will be in arrears?

    Surely this is a breach of my lease?

    How can I resolve this?

    Advice welcome!

    Most people end up paying the first month rent and then hap takes over so landlords take it from month 2 and use it in advance instead of arrears

    Except the council won't tell you anything due to data protection laws.

    If you have tenants in place and no money yet start the eviction process ASAP, and follow the RTBs guidelines to the letter. The council will only pay you if the tenant has paid their part of the rent to the council and they won't tell you any information due to the above data protection.
