    Hi looking for advise.

    We bought a house 10 months ago, it was a shell ghost estate house in 2008 and finished when we agreed on price.

    Issue we are having is we can hear neighbours TV in the sitting room in every adjacent room in our house and it's pretty loud even though the tele isn't too load (in sitting room back to back,child's bedroom and especially in our room directly above)

    I'm unsure it's properly insulated, it's meant to be a C1 rated hose yet it feels a bit chilli. It seems like they rushed it to get the money

    Have we any comeback on this? Where is best to go,
    Talk to neighbour? Estate agent? Solicitor? I still have foremans number do I call him?

    It's really driving us crazy through no fault of the neighbour (older single lady) if it was a family with kids playing playstation etc.. we prob would have moved out :) also we are due next month so I feel really sorry for the neighbour if she is experiencing the same

    Did you get a copy of the BER report?
    Can you get a copy of the air tightness test result?
    Can you get a copy of the sound transmission test result?

    Those will help you understand if the house had the tests carried out.

    Thanks. Will check all this tomorrow. Iv never heard of the second 2, are these something we legally should have received?
