    Hi,We are looking to trade up.We have an Approval in Principle for the mortgage of the house that we would like to buy.( subject that our house will be sold )The house that we want is a new build.The next launch won't be until mid summer? Our question is ,considering the current market,do we sell first before we buy or vice versa?Advise on this will be highly appreciated.

    Some tips 're selling
    Take up your title documents now (via your solicitor)
    Apply for your nppr clearance (contact your local authority)
    If you're in a management company find out how long it will take you to take up your 37 Reqs (they will know what this is)
    Get certs for all planning and building regs
    Get your LPT paid up to date
    Get a letter from your local council confirming they look after your roads and services
    Then you will be able to send your contracts for your sale as soon as you go sale agreed and get your contracts in for your new house
